When most people in Pakistan think of waterproofing membrane, they picture the torch application method — a contractor with a propane flame rolling a bitumen sheet across a rooftop. That method is effective and remains the most common for exposed flat rooftops. But there are many situations on every construction site where using an open flame is either impossible, prohibited, or genuinely dangerous.

Basement walls before backfilling. Manholes and confined underground spaces. Applications directly against timber or combustible substrates. Re-roofing over existing membranes where heat would damage the layer beneath. These are exactly the situations where self-adhesive waterproofing membrane — also called peel-and-stick or cold-applied membrane — is the technically correct choice, not a compromise.

Globally, self-adhesive membranes are one of the fastest-growing segments in the waterproofing market, driven precisely by the situations where torch application is restricted. What Is a Self-Adhesive Waterproofing Membrane?

A self-adhesive waterproofing membrane is a modified bitumen sheet that has a pre-applied pressure-sensitive adhesive layer on its underside, protected during storage and transport by a release film or paper. To install it, you peel the release film away and press the membrane firmly onto the primed substrate — no torch, no flame, no hot asphalt, no separate adhesive to mix or apply.

The adhesive layer is a specially formulated tackified bituminous compound that bonds on contact with a primed concrete or masonry surface under hand pressure and roller compression alone. Once bonded, it forms the same impermeable, elastic waterproofing barrier as a torch-applied membrane — without the heat.

Self-adhesive membranes are sometimes referred to as cold-applied membranes, peel-and-stick membranes, or SA membranes. All refer to the same product category. Eurobit’s EuroStick SA-1.70 and SA-2.00 are the company’s self-adhesive SBS modified bitumen membrane range, conforming to ASTM D1970.

What a Self-Adhesive Membrane Is Made Of

The composition of a self-adhesive membrane is similar to a torch-applied membrane but with critical differences in the adhesive layer and polymer system used.

Layer 1 — Top surface

Polyethylene film, sand finish, or mineral granules — protects the membrane from UV and mechanical damage. Plain-surfaced SA membranes must be covered after installation. Granule-surfaced variants can be left exposed in some applications.

Layer 2 — SBS modified bitumen compound

The primary waterproofing layer. SBS modification is used rather than APP because SBS provides the rubber-like flexibility and low-temperature performance needed for cold-applied applications. APP is stiffer and bonds less effectively without heat.

Layer 3 — Polyester reinforcement core

Non-woven polyester mat, typically 120g per m². The structural skeleton — provides tensile strength, puncture resistance, and dimensional stability. Thinner than torch-applied membranes (which use 140-180g polyester) because the thinner roll is optimised for cold-applied handling and conformity to irregular surfaces.

Layer 4 — Self-adhesive tackified bitumen (the key layer)

This is what distinguishes SA membranes from all others. A specially formulated SBS bituminous compound blended with tackifiers — chemical additives that maintain the adhesive’s sticky, pressure-sensitive properties at ambient temperature. The tackifier blend determines cold-temperature application performance and long-term bond strength. Quality of this layer is the single most important variable between premium and substandard SA membranes.

Layer 5 — Release film / paper

Silicone-coated polyethylene film or release paper covering the adhesive layer. Prevents the roll from bonding to itself during storage. Peeled away manually during installation — the release film strips cleanly in one motion, exposing the adhesive layer for immediate bonding.

How the Self-Adhesive Bond Actually Works

Understanding the bond mechanism explains why correct application technique is non-negotiable and why cutting corners on primer or roller pressure produces failures even with high-quality products.

SA membrane adhesion relies on contact adhesion — the tackified bitumen layer wets the substrate surface and flows into the microscopic irregularities of the concrete, creating mechanical interlocking plus bitumen-to-substrate chemical adhesion. The bond strength develops immediately on contact and continues to increase over the first 24-48 hours as the adhesive layer continues to wet and conform to the surface.

Three factors determine bond quality:

Primer quality and coverage

Primer penetrates the concrete surface, seals the capillary pores, and creates a chemically compatible bonding interface for the SA layer. Without primer, concrete surface dust and porosity prevent the adhesive from wetting properly — the result is significantly reduced bond strength and early delamination. This step is never optional.

Application pressure — roller compression

After the membrane is pressed onto the primed surface, it must be firmly rolled across the full area using a heavy rubber roller — including all edges and overlaps. Roller pressure forces the adhesive layer into surface irregularities, removes air voids, and dramatically increases the contact area. Skipping the roller or using inadequate pressure produces a bond that is present but weaker than specified.

Substrate temperature

SA membranes bond best when the substrate temperature is above 5°C. In cold conditions (Islamabad winters, northern Pakistan), the adhesive becomes less pliable and may require gentle pre-warming of the membrane rolls in a heated area before application. Application below 5°C substrate temperature requires special cold-weather adhesive primers as specified by the manufacturer.

Where Self-Adhesive Membrane Is the Right Choice in Pakistan

SA membrane is not a universal replacement for torch-applied membrane — it is the correct specification for specific situations where torch application is problematic. Here is every application where it belongs.

Basement Walls — Before Backfilling

This is the primary application for SA membrane in Pakistan. When waterproofing the exterior face of a new basement wall before soil is backfilled against it, torch application risks igniting timber formwork, pipes, or cables nearby. SA membrane eliminates that risk entirely while providing the same waterproofing performance. In blindside waterproofing — where the membrane is installed against a temporary lagging wall before the structural concrete is poured — SA membrane is applied to the lagging and concrete is cast directly against it. The concrete bonds to the SA layer, creating a fully integrated waterproofing system from day one. This method is used for deep basement construction and underground structures in Islamabad’s more complex commercial developments.

Where NOT to Use Self-Adhesive Membrane

SA membrane is not the correct specification for every application. Using it outside its appropriate scope wastes money on a product that provides no advantage over the correct torch-applied system and may underperform.

×Exposed flat rooftops in Lahore and hot cities — torch-applied APP P4 is the correct specification. SA membrane on an exposed Lahore rooftop will soften in extreme heat and may delaminate. For exposed applications, use granule-surfaced or aluminium-surfaced torch-applied membranes.
×High foot-traffic areas — SA membrane at 1.7-2.0mm is thinner than the 4-5mm torch-applied membranes used for trafficked areas. Where regular foot traffic or wheeled loads are expected, torch-applied 4-5mm with a protection screed is correct.
×Very wet or damp substrate surfaces — SA membrane requires a dry, primed surface. If the substrate is actively wet or has moisture content above the manufacturer’s specified limit, neither SA nor torch-applied membrane should be applied. Damp substrates require remediation before any membrane installation.
×Very low temperatures without cold-weather procedure — below 5°C substrate temperature, standard SA membrane adhesion is compromised. Cold-weather application requires pre-warming of rolls and specialist cold-weather primers as per manufacturer guidance.

How to Apply Self-Adhesive Membrane — Step by Step

Unlike torch-applied membrane where heat compensates for minor surface imperfections, SA membrane performance is entirely dependent on correct application technique. Every step below is essential.

1
Surface preparation

The substrate must be structurally sound, clean, dry, and free of all dust, oil, curing compounds, form release agents, and loose material. Any surface irregularities or protrusions that would prevent the membrane from lying flat must be ground down or filled. Existing cracks wider than 1.5mm should be sealed with compatible repair mortar before membrane application. This preparation step is more critical for SA membrane than for torch-applied membrane — heat can compensate for minor imperfections; cold adhesive cannot.

Primer application — mandatory, never skip

Apply EuroPrime WB/SB primer to the fully prepared substrate at 0.2-0.4 L/m². The primer must penetrate the concrete surface, seal dust, and create a chemically compatible interface for the self-adhesive layer. Allow primer to dry fully — typically 30-60 minutes in Pakistan’s climate, longer in humid conditions. The surface should be tack-dry (not wet, not fully cured solid) at time of membrane application. Applying SA membrane to un-primed or wet-primed surfaces is the primary cause of SA membrane bond failure.

Roll positioning and release film removal

Position the roll where it will be applied. For large horizontal areas, unroll the membrane loosely, align it carefully, then peel back the release film from one end — working in sections of approximately 500mm at a time, pressing and rolling as you go. For vertical applications (basement walls), start at the bottom and work upward, overlapping each strip over the one below by a minimum of 80mm at side laps and 100mm at end laps. Do not remove the entire release film before applying — work progressively to prevent the adhesive from touching the substrate in the wrong position before you are ready.

Roller compression — critical step

Immediately after pressing the membrane onto the primed surface, roll the entire applied area firmly using a heavy rubber roller of at least 25kg. Apply firm, even pressure across the full width and length of each strip. Pay particular attention to edges and lap zones — press the lap edges down firmly to ensure full adhesion. Rolling should be done in two directions — lengthways then across — to achieve maximum contact area. This step is not optional. Bond strength without roller compression is significantly lower than the specified value.

Lap joint sealing

SA membrane laps are made by overlapping adjacent strips with the adhesive layer of the upper strip bonding to the top surface of the lower strip. The overlap zone must be pressed firmly and rolled. For granule-surfaced SA membranes, the granules in the overlap zone must be removed (or the manufacturer provides a granule-free lap edge strip) to ensure direct adhesive-to-adhesive bonding. T-joints — where three membrane layers meet — require special attention. Apply a compatible mastic sealant or heat weld at T-joints as specified by the manufacturer.

Detail work — corners, penetrations, terminations

Internal and external corners require pre-formed SA membrane corner patches or carefully cut and pressed SA membrane strips before the field membrane is applied. Pipe and cable penetrations require SA membrane collars wrapped and bonded around each penetration. Termination edges must be sealed with compatible mastic or mechanically fixed with a termination bar — the edge of the membrane must not be left un-sealed as water can track behind it. Detail work on SA membrane is as critical as on torch-applied systems.

Protection and cover

Plain-surfaced SA membrane must be protected from UV exposure immediately after application — it is not designed for prolonged UV exposure without a cover. On basement and retaining wall applications, protection boards (EuroBoard 3mm, 4mm, or 6mm modified asphaltic protection board) are applied over the SA membrane before backfilling to protect it from mechanical damage during soil compaction. On roof applications, a screed or protection layer is applied over the membrane before any finish or waterproof layer above.

Common SA Membrane Failures in Pakistan — and Their Causes

Most self-adhesive membrane failures are application failures, not product failures. These are the patterns most commonly seen on Pakistan sites.

Delamination within months
Cause: No primer, or primer not fully dry before membrane application. The membrane bonds initially but the interface has insufficient adhesion to resist hydrostatic pressure or thermal movement over time.

Lap edges lifting
Cause: Insufficient roller pressure at lap zones. Edges lift, water tracks under the membrane. Prevention: double-pass the roller at every lap edge and visually inspect that edges are fully bonded before moving on.

Air bubbles and voids beneath membrane
Cause: Membrane applied in large single movements without progressive roller compression. Air gets trapped. These voids expand under heat and create blisters. Apply and roll in sections, not all at once.

UV degradation — membrane left exposed
Cause: Plain-surfaced SA membrane left without protection board or cover. Without UV protection, the bitumen compound oxidises within weeks in Pakistan’s sun. Always install protection board on the same day as the membrane on below-grade applications.

Low bond strength on dusty surfaces
Cause: Primed surface contaminated with dust or debris after primer application but before membrane installation. Prime and membrane on the same day. Do not prime a surface in the morning and membrane it the following day without re-inspection and cleaning.
